Sell houses. Learn the deal.

Most brokerages teach you how to list a home. Gableway runs listings, wholesale, flips, rentals and creative finance under one roof, so you learn how investors actually think and build a business that isn't limited to one kind of client.

A buyer asks about a subject-to deal. A seller needs to sell before the auction date. Most agents pass. Ours know what to do next.

Gableway Realty is a Houston brokerage built by two generations of real estate experience. Alongside traditional listing and buyer work, the company buys, renovates, rents and resells property, and every one of those deals runs through the same office you'll work in.

You work directly with our Broker of Record, Lauren Miller, and our President, Andrew Maley.

Systems we built so you can sell

These run every day at Gableway right now.

Every showing, logged

ShowingSmart, Supra and ShowingTime activity lands in the CRM automatically, with each buyer's agent tracked for feedback and follow-up.

Reverse prospecting

Agents whose buyers match your listing are pulled from the MLS each week and followed up automatically. No spreadsheet copy-paste.

Deadlines on the calendar

Executed TREC contracts are read on arrival: option period, financing, survey and closing dates go straight onto the calendar.

Weekly listing reports

Your sellers get views from HAR, Zillow and Realtor.com, showings and feedback in one report, without you assembling it.

Lead routing

HAR.com leads reach the CRM within minutes, assigned to the agent they came to, with a follow-up opportunity already open.

An investor network

In-house acquisitions and disposition mean off-market inventory and cash buyers you can bring to your own clients.

FAQ

Do I need a Texas license to apply?
For agent roles, yes, or you should be in the TREC application process. Apply now if you're mid-application; we'll have a plan ready the day your license issues.
How do I move my license to Gableway?
Sponsorship changes are made online through TREC. Once you've signed with us we'll walk you through it and confirm the change on our side the same day.
Do I have to work with investors?
No. Plenty of our work is traditional buyers and sellers. The investor side is an advantage you can use, not a requirement.
What does it cost to join?
Splits start at 70/30 for new agents and move to 80/20 at 5 closings and 90/10 at 10, with a $12,000 annual cap to the company. There's a $100 monthly admin fee and a $250 transaction fee after you cap. We'll put every number in writing on the first call.
Can I work part-time?
Yes, as long as you stay responsive to your clients and keep up with training. We'll talk through your schedule on the first call.

Compensation terms are subject to a written independent-contractor agreement.
