How to read it

At an example rent of $2,300 a month, 30 days without rent is about $2,268 in forgone gross rent, using rent × 12 ÷ 365 per day. Asking $100 more adds $1,200 over a fully occupied year, so that example vacancy takes about 23 occupied months to make back.

The right price depends on demand and the property. Compare credible rental data, showing activity and condition before changing it. A listing still showing as available doesn't prove the home is vacant, and these figures are gross rent, not profit.
